Vacant since 2006, the former cotton mill site had long been of interest to Pearl 2 (a joint venture between Barnfield Investment and Pendle Council) and the Lancashire Enterprise Partnership (LEP); and was recognised as a valuable opportunity to support the growth of Pendle’s existing businesses, help new businesses to start and attract investment into the area by creating NORTHLGHT; a multi-use leisure, retail, residential and enterprise destination.

Urban Green developed the landscape masterplan and public realm design of the 380,000 sqft, canal side redevelopment.


Due to the complex, multi-use site, set around a Grade II listed mill, the masterplan required careful consideration.

A series of public squares and canal side terraces were created to complement the modern development whilst remaining true to its heritage setting. Combining functional infrastructure with green spaces, public realm and a canal side marina, the masterplan supports the logistical needs of the development whilst providing attractive open spaces to position the development as a destination of choice.



Full planning was obtained for the development in early 2015 enabling the site’s exciting transformation to begin. Urban Green is looking forward to their continued involvement through the phased delivery.
